Hi, I am a landlord and I want to break the 2 years TA with my tenant due to some urgent issue. I have given them 1 month notice to evict out my flat. But TA ends in Aug. In fact no clause stated that i have to give one month notice but out of goodwill. If the tenant refuse to have early termination and want to stay till Aug. Do you think as a landlord I have the right to ask them to evict out the place after 1 month notice.

Depending on the type of TA contract you have sign, this could be a tricky situation. You might want to get the property agent who represents for you to assist you out in this situation.
