Hi, I would advice that you appoint an agent exclusively to go thru the whole process. There are many benefits of it and it will definitely saves you a lot of time and effort as compared to searching and viewing of your dream home all by yourself. Last but not least, you do not have to pay any commission at all. So you have everything to gain and nothing to lose.

Hi Sir/Mdm,

1. For older development, the units are usually more spacious with a better layout as compared to newer developments. Therefore the absolute quantum may be higher as compared to newer projects which units are smaller but are higher PSF. I would suggest shortlisting based on the location within D9 that you prefer.

2. When buying a unit with tenancy, do go through the tenancy agreement thoroughly to ensure that your interest as the landlord Is safeguarded. Do also take note the amount fo security deposit, in case you need to use it to do rectifications to the unit after the lease and any clause which allows the tenant to terminate the lease prematurely etc.

3. Indicative bank valuation can be a good gauge. However, in view of the soft residential market currently, a lot of units are transacted at below bank indicative.

Probably you can share more about your requirements and which two projects are you comparing. From there, perhaps I will be in a better position to advise you further.

Both projects might have their pros and cons. They might be proximity to amenities, public transport, ease to expressways etc.

Usually older projects are much more spacious compared to newer one so you have to determine whether unit size is one of your crucial considerations.

Btw how long is the lease left with? If I am able to view the unit, maybe I am able to observe whether there's any things to take note.

Usually I will advise my buyers to offer based on bank valuations and past transactions.

For private purchase transaction, buyers dont have to pay commission. You might want to consider engaging a professional to assist in your first home purchase.
