Hi, I am 35 and intend to purchase a HDB resale flat. I also looking to rent out bedrooms to get some income.

1. Is there a way to pre-check for eligibility to rent out bedroom? I am afraid that after buying the house, I may not be eligible to rent out due to some previously not known reasons.

2. I understand that is a limit for max tenants. For 3 bedroom, can rent up to 5 people, max 2 bedrooms and owner must stay in same house. If i stay in the same house, can I rent first bedroom to 2 people, and the second bedroom to 3 people? Is there a limit to no. of tenants in a room?

Hi,

1) Under current HDB regulation, the following are the things you must be aware of:
(a) All flats' owners, this is applicable to both SC and SPR families are allowed to rent out their spare bedroom to eligible personnel.
(b) The minimum flat type is 3-rm and above.
(c) Maximum room to rent out for 3-rm flat is 1, and 2 for 4-rm and bigger. The maximum number of occupants allowed in each flat is 6 for all types.
(d) There is an administrative fee ($10) for each application per bedroom.
(e) Approval from the HDB must be sought before the commencement of the tenancy. HDB must be informed when there are any changes of tenants' particulars within 7 days of the occurrence.
(f) Landlords are to ensure the tenants are eligible to rent your rooms. Pls refer to detail under this link:

2) Your first question is whether you are eligible to rent out the bedroom. The answer is yes, you are eligible to rent out rooms even within MOP.
3) You may refer to (1)(c) on this limitation. You must stay in the HDB flat before you meet MOP.
4) The number of occupants is inclusive of the landlord.
5) There is no limit on how many occupants occupy the room. You can have any combination as long as you don't violate the maximum number of occupants in the flat.
