Hi, I am 30 years old , I have a hdb flat fully paid , I have cash 70k , cpf 40k , and wanted to invest in private property , do u think is enough to invest , if yes , wat type of property should invest in , studio,1 or 2 bedder condo? And wat is the total cost like , stamp duty , lawyer fee , agent fee , and wat other cost is needed . And how much?

Hi there, there are many other information required to answer your "is it enough to invest",
Its a Yes and No answer.

Yes - if you are looking at not so fantastic returns in the long run, some capital gains, average rental.

No - if you want more out from the property and getting a good one involves more funds. To answer this question we will have to discuss in detail with a banker, and I will assist with your financial calculations on - stamp duty, lawyer fee.

My advice is free, all I need is a cup of starbucks green tea latte.

Evening,

To answer your enquiry, I would need to know the following:

For your CPF monies, have you excluded out the CPF minimum sum required if your current unit was paid using CPF?
Do you know how much loan the bank can disperse to you, based on your age, income, credit record and loan period?
Which estate and which project are you looking at?
Are you PR or SC? Have you included the ABSD that you might be liable for?

There are few other questions which needs to be ironed out before I can commit to anything concrete.
