Hi,
How does the ASSD works? I understand it's 16% if you were to sell within 1st year, and reduced 4% every year until the 4th year.
When is the date one can sell without paying. Is it based on the OTP date, or upon completion of the S&P?

Hi seller,

It's based on the date of exercise of OTP; hence you can sell without paying SSD after 4 years from the exercise of OTP.

However, there are instances whereby paying SSD might stop your loss better holding on to the property.

May I know is your unit purchased from the resale market or directly from the developer?

Because there's a difference.

If it's a resale unit, it will be 4 years from the date you exercised the OTP while it's a new launch it will be 4 years from the date you exercised the S&P agreement.

Hope my sharing is beneficial to your property sale.

Hi,

It will be from the beginning of the 5th year of holding period if you were want to sell without SSD. Its OTP exercise date for resale properties, and the date you signed S&P agreement for new under construction launches. Hence, if this date was 01 jan 2012, sell it after 01 jan 2016. What are your plans and objectives? Thanks and hope to value-add to your plans further.

To avoid paying Seller Stamp Duty, you should sell your property ie. have your buyer exercise the OTP for the purchase of your property:

1. 4 years from the date you exercised your option to purchase this property if its a resale property OR

2. 4 years from the date of Sales and Purchase if its a new project.
