Ideally you could commence 2 to 3 months before the MOP date as you can't do any OTP paperwork as well without reaching the MOP date.

Hi,

You will only be able to "Register your Intent to Sell" after you have met your MOP, i.e earliest you can do is on 29/08/2019. From then, you will have a 7-day cooling period to abide to before you can issue the OTP.

However, you can still start the marketing process first, as it is expected that you will take time to find the right Buyer for your property. Depending on your location, a good time to start is probably around late May/early June period.

It will be advisable to kick start the marketing process at least 2 months before the MOP as a lot of owners will have the intention to sell and therefore it is better to start early to capture the potential buyers.

With MOP in end August, you can start marketing your flat around July. Usually it will also take around 1-2 mths for an offer to come in, so market it earlier and with paperwork done after your MOP date is possible.
