Hi Gurus

Would like to seek your advise as a tenant in a condo. We are into the last 2nd month before end of lease and we are open to viewing arrangement from landlord's Agt. We requested for 3 days advance notice for viewing as most of the time no one's home ( only me & hubby). However, landlord claim 3 days notice is unreasonable and demanded us to follow market practice for 1 day notice, which is tough for us as our plans are usually pre-fixed few days in advance. Anyway, we would like to find out from you experts if our request for 3 days notice is reasonable and what is the normal market practice, or is there one at all. Thank you in advance.

Hi Jul,

There is no standard market practise for such arrangements to be done. For tenanted units, I will usually stick to a routine schedule like arranging for prospects to view on 1 weekday evening (e.g. 730-9pm) and 1 weekend afternoon (e.g. 1-3pm) to facilitate scheduling instead of adhoc arrangements which can be relatively tricky for anyone.

Prospective tenants might only be able to provide the agent with their schedule around one to two days in advance as I believe they would be as busy as you are. What I would suggest is that both of you give the agent a fixed day and timing for the viewing on weekday evening and work things out for the weekend.

I would suggest, as example, you FIX 1 weekday evening, and 1 weekend afternoon,,,like L

Every Wednesday 5 to 7 pm ,
Every Saturday 2 to 6pm

give Landlord's agents these 2 days and timing and let them work out their schedules.

Yes, according to the TA, you should allow LL's agents to bring clients for viewings.

BUT you can't be changing your schedule EVERYTIME an agent asks for viewing.

SO fix 2 days, or even 3 days... and let them work on these days and timing.
