Good morning Kenneth, Purchasing an EC that is about 10% to 15% cheaper than the surrounding condos. Don't you find that attractive? Once the EC MOP, you can sell your EC at a good price (maybe close to the private condos. Why not? EC still remains a "can buy". Dear Kenneth, from a pure investment point of view, I do not favour ECs. And as you rightly pointed, the recent measures have made ECs less desirable. ECs have a greater holding period return. You will have to see through the building phase as well as the MOP if you buy them brand new. That is easily 8 good years at least? How many such years do we have in our limited lifespan. Of course you can argue that you can still at commercial/industrial investment but there will be a cap to financing due to the TDSR framework. There are still gems in the residential market.
