Hi gurus,

My fiance (foreigner) and I (SC) are trying to look for something comfortable for our budget (preferably condo).

We are first time buyers. Currently we have about 90K cash and 62K OA.

What is the % payment breakdown (in cash and CPF) like for a condo i.e. stamp duty, down payment, etc?.

Good afternoon Drea,

Good news for you! IRAS will regard your first property purchase as your matrimonial home even though your spouse is a foreigner. Thus you will not be subject to the 15% additional buyer's stamp duty that is applicable to foreigner buyer.

If you are keen to purchase a condo and you are able to obtain a 80% loan, your initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF or cash downpayment
3) estimated 3% buyer's stamp duty
4)$3k legal fee
5) other misc fees like valuation fee, stamp duty for mortgage etc.

Thus these outlay will be around 23% of the purchase price.

With $152k, probably you can only look at condo around $660k. With this budget, you might only be able to purchase a 1 bedder only.

Your other option will be to purchase a resale HDB under non citizen spouse scheme. But do take note, only your income will be considered for mortgage purposes because your spouse is a foreigner.

With the fundings you have at hand, purchase of resale HDB unit might be more ideal. You will not be liable for ABSD, under non-citizen spouse scheme.
