Hi Gurus,
Me and my husband are first time buyers and are planning to buy a resale 5 room flat.
My parents will be staying with us as well as their house got enbloc and they are unsure of whether they will be getting their own HDB after this.
My parents technically have to get out of their house by this December 2018.
I intend to get a unit by this coming June 2018, either in Pasir Ris or Tampines.
Looking at this circumstance,
1. If I buy a resale and bring my parents along with me, will I be still be able to get the $30000 proximity grant? Or will I still get $20000?

2. What if after 1 or 2 years my parents decided to find their own house? Will I need to payback the difference of $10000 grant back to HDB?

Hi Ms,

If you're staying with your parents, you will be eligible for $30k under the Enhanced PHG.

Also, if you're planning to get a unit and move in by June, this is not quite possible, as it's already April. The usual HDB transaction takes about 3 months from the date you sign the OTP.

My concern is regarding the PHG. If I will get $30k because my parents will be staying with me? And will I have to pay back the $10k difference if they happen to buy another house in the next few yrs after staying with us.
Hi,

1) Your parents are able to purchase their resale flat as long as they dispose off their private property within 6 months upon key collection of the new purchase.

2) Since you mentioned you and your husband are 1st time buyer. I will simply assume both of you are SC.
In terms of proximity grant, you shall be eligible for $30k proximity grant since you are staying together as a family.

3) Proximity grant works this way, both parties (parents & children) are not to shift away from each other apart of 4km or different estate.
Once this happened, party who receive grant will have to return the grant amount + interest in terms of cash.
Which implied that you have to return difference of $10k + interest in cash.

Advice:
Under your situation, you could choose to let your parents to apply for proximity grant when buying near you.
So as not to entangle with the complication.

    Hi Ling, my parents will not be buying the resale hs yet as they will be staying with us. They will need to leave their current enbloc unit by Dec 2018. And yes we are all Sporeans. My question is whether upon submission of the purchase of my preferred resale house, whether the grant given to me will be $30k or $20k? and if they do get a resale of their own a few yrs down the road, are we needed to pay back the $10k if $30 was given to us.
