Good morning Daniel,

I assume you are SPR. As SPR, you will be subject to 5% ABSD as compared to being a SC.

May I know when will the result of your SC application be out?

If you are confident in your application, you can consider to wait to avoid the 5% ABSD.

Since you are contemplating to invest, I will suggest you to go for non completed properties that will TOP in 2nd half of 2017 or 2018.

As there's quite a number of completed properties this year, you might be difficult to secure a tenant at a desirable rental. In addition, you will have lesser chance of enjoying capital appreciation as it has been enjoyed by first owner.

You will have a better chance if you purchase a new unit.

Its a 5% difference in terms of buyer stamp duties for PR and SC 1st residential purchase. The price or unit attributes must be justifiable to take up this amount. May I know when is your SC application outcome likely to be out?

Hi Daniel,

In my humble opinion, you should certainly wait for your citizenship to be granted before making a purchase because:

1. It make sense to save on the 5% Additional Buyer Stamp Duty (ABSD). The 5% saved can be channelled towards renovation cost or furnishing costs.

2. Prices are still slowly retreating. With a recession looming, prices will continue to remain weak. There is no incentive for you to enter the market at this point unless we are expecting an uptick in price soon.

3. Are you set on certain projects or have no particular preference as long as there is a growth potential? If you have no preference, then the obvious answer is to wait.
