Hi Gurus! I wonder why there are houses listed but not available? For example: I was looping at appartments in the Sophia Flat. According to this website; 6 flats where available, however when I called the real estate agent, only 1 flat was available. This is a bit confusing to me. Please advies. Thank you!

Sometimes, multiple agents are marketing the same unit, hence you would be making overlapping enquiries and wasting your time.

It'd be to your advantage to engage an agent to represent you, organise viewings, filter out repeated advertisements, and negotiate for a good price for you.

Hi Erika,

Like all the fellow agents said, the owners has allowed/engaged several different agents to market the unit.

you are lucky in the sense that ONLY one agent told you his unit is available.

Can you imagine all 6 of them agreed and made appointment with you to view the unit, say at 1pm, 1.30pm, 2pm, 2.30pm etc ..

you would have wasted a couple of hours looking at the same unit through different agents.

This is something that both Seller/Landlord, Buyer/Tenant need to understand.

Agents will not advertise any unit unless approval is given by property owners.

To help safe time to all parties, it is strongly advisable to engage exclusive ONE agent to represent you in all aspect of property transactions.
