Hi Stuart,
One month commission for 2-years lease, 1/2 month commission for a 1-year lease.
For market practise in a private lease deal,
in a case of a rental fee of $3,000 or below, tenant has to pay commission (To your agent in a cobroke transaction, or to landlord's agent if you go direct). However in your case, the rental fee is $4,500, tenant does not has to pay any commission, tenant's agent has to split the 1/2 mth commission with landlord's agent.

It really depends on the individual company Professional Fee charges and/or your agreeable with the agent. Some agents are willing to settle for less while other feel their worth is much more. There is a saying that if we pay peanuts, we get monkey.In short, the job may not be done well and there maybe a lot of disbute between Tenant and Landlord when the lease expire because the contract may not be done properly. Hence,it is always good to check with the agent about his charges before you engage his service or go to his company website to check it out.
