Hi Gurus, I have $1.4 million cash and plan to get a freehold 3 bedder ($1.1 million) for own stay and a freehold one bedder ($600k) to rent out (each property under separate names with my wife). I would certainly need loan but what is the advisable loan quantum to take and for which property if one of the properties is to be fully paid? There should also be some provision for rainy day cash.

Hi,

The advisable loan quantum varies with every purchaser as its subject to their lifestyle goals, income profile and risk profile. General rule, most people try to keep mortgage debt obligations to around 30% of their income and use mostly CPF contributions to fund it. It might differ for your case. May I know which locations are you considering?

Based on current low interest rate, I will advise you to take up max bank loan so you wont need to come out with so much CPF OA funds and cash.

If you never use your CPF OA funds, 2.5% CPF rate is better than bank interest rate 2% for instance.

If you use lesser cash, you will have more funds as reserve funds. Cash is king as well.

Divest out your interest into different segments of investment will be ideal. There is no doubt interest rates are low at the moment, however economical situation does not sound good and price decline is unlikely to ease up so soon therefore I would reckon that you settle 1 property at a time. Work on settling your purchase for own stay first where you can opt to pay out in full cash. If your spouse is not working, you may opt to use her name as sole owner for this fully paid up property and keep yourself open for the investment property which you should really take your time to source for. Otherwise it is advisable to work out with a financial planner on how you can mobilise your cash and loan in order to leverage on existing rates with cash on hand depending on your options available.
