Based on current low interest rate, I will advise you to take up max bank loan so you wont need to come out with so much CPF OA funds and cash.
If you never use your CPF OA funds, 2.5% CPF rate is better than bank interest rate 2% for instance.
If you use lesser cash, you will have more funds as reserve funds. Cash is king as well.
