Do take note that your sister must be at least 35 years old to be eligible under single singapore citizen scheme to take over your ownership of existing house.

As a SC, you are eligible to apply for BTO/ SBF. You should be considered as first timer unless you have enjoyed housing subsidy before. You will not be subject to ABSD as SC.
