Hi Gurus,

I am going to purchase a condo by this month. My budget is S$1.6-S$2mil.
I will be paying in full cash. I am a China Business Man who had just gotten my Pink NRIC.

I want to know the following.

1) Upon Signing OTP, What do i need to pay and how much is it like.

2)How much upfront cash do i need to prepare before taking over of ownership?

3)Who i pay the money to?

4) Agent fee?

5)Leagl fee involve and fastest completion time.

HI Mr Lim,

1% Deposit or Option Moneny
4% upon excercise in 2 weeks.

Completion is 6-10weeks from the excercise date. To pay in Full since you are paying full cash.

Legal Fees: About $1500-3000
Stamp Duty: 3% of Purcahse Price - $5400

For purchaser/buyer in SG, the seller pay the
commission.

Dear Mr. Lim,

First, congratulation in getting your Pink NRIC. With your budget, I strongly recommend you to consider Clover By The Park. TOP will be mid 2011. You will love the Bishan Park & River facing.

1. First 1% upon making an offer. Within 2 wks, when you exercised the option is 4%. Add another 3%-$5,400 for Stamp Duty. All these can be in cash. If the property is $1.50M, it would be cash $114,600 within 2 weeks of OTP.

2. Another 15% upon completion. This is about 10 to 12 weeks time. For $1.50M, it is $225,000.

3. First 1% to Owner's name. Subsequent will all to your lawyer, whom will hold these money on your behalf and will disperse to the seller upon completion.

4. No agent fee required, for private condo buyers.

5. Legal Fee is about $2,500. Fastest completion 8 weeks.
