hi gurus, for example, if a listing is found within this website, and the agent name appears there. is he/she considered to be representing the landlord in renting out the apartment? and for commission wise, who will be paying the agent? will it be the landlord himself or my side?

Hi James,

It would be more appropriate for you to find out first from the agent you are calling to clarify if agent commissions is applicable on your end.

What Eric has indicated is right, but there maybe certain underlying clauses stated which may not have been made known.
