Generally speaking, new EC is typically priced 20% cheaper than comparable private condo in the same district, but when it becomes fully privatized, they sell at similar prices to private condos (as seen from various ECs performance in past decade). EC has full condominium facilities, thus it is not difficult to sell or rent out. You can also apply for 30k grant if you are 1st-timer applying.
However, you have to stay for 5 years before you can sublet the whole unit or start selling EC. After 5 years, you can sell only to PRs or Citizens. After 10 years, you can sell to anyone, foreigners included. Latest New EC projects are only in certain areas like Punggol, Sengkang, and Woodlands, or Jurong West, whereas private condos you have a lot more options. You must also apply with a family nucleus, and your household income cannot exceed 12k/mth, thus EC conditions are more restrictive.
