Hi gurus! 2 qns.
1) Is it allowed for the landlord's agent to charge 1 month commission for a 1 year lease? (condo, rental about 4-5K)
2) Is it common for landlord to be paying for aircon maintenance fee?

Yes it is allowed higher the commission you stated, as long the client is a willing parties to entry the commission agreement with the agent.

Aircon maintenance, is common nowsday as it is tenant market now. It a cost to retain the tenant in stiff competition of rental market.

Hi Ms Ling,

Based on your 2 questions, this is what i want like to share with you.

1) It is normal for agents to ask for a month commission for a year lease, as long landlord agreed to it.

2) As for the aircon maintenance fee, to me, I will still ask the tenants who will be staying in to pay for it. If they do not willing to pay for this little money for the maintenance, landlord can help to maintain it, provided that they are willing to increase monthly rental to you.

Hi Ling, for 1 year lease commission charged by agent will be at half month rental plus gst. But in this case, if the landlord agent will to charge 1 month commission for a year lease, you could choose not to pay and skip this unit completely. As for the aircon servicing, it should be the tenant paying for it in every quarter.

Hi Ling,

Commission for rental, as a guide is 1 month (+ GST ) for every 2 year lease.

However, if the landlord (who is paying the comm) is agreeable and willing, there is nothing wrong with a 1 mth comm for a 1 year lease.

Just like some in many other sectors, 2 persons doing the same job, 1 can be paid alot more than the other.
The boss is happy to pay 1 more. There is no law against it.

Re the aircon maintenance.

I have several cases where landlord "pays for the aircon maintenance".
Some landlords are very proud of their high end aircon and want to be sure that they are well taken care of, hence they cover the maintenance themselves.

However, these landlords also charge a little more in terms of rent.
