It is affordable no doubt, but whether is it a good investment or not, it is quite difficult for me to give an opinion.
Looking at the sector, we have a handful of aging projects like The Tropica and Pinevale further down. The newer projects are like Waterview, QBay, and soon to TOP Santorini. I have not factored in Arc @ Tampines as they are still within MOP for the EC. So the question is what is the driver for prices to appreciate in the area? Where are the tenants coming from to fill up the units purchased solely for rental income? The intense competition from surrounding projects is likely going to erode the rental returns.
If you are intending to purchase a unit for own occupation, I think if the price is affordable in terms of financing it based on your income, by all means, go for it.
