There's no minimum age for occupier. But for essential occupiers (to form the family nucleus), you need to meet the respective age requirements according to the eligibility scheme you are applying for. Thanks and look forward to value-add to your housing plans further.

As you are married, you have to include your wife in the purchase application in order to be eligible.

If she is SPR, you will be eligible under public scheme. You can include your son as occupier.

If she is foreigner, you are eligible under non citizen spouse scheme. Do take note that under this scheme, only your income will be taken into mortgage consideration.
