Hi Guru, I'm a tenant in a very confused position. My landlord is renewing his contract with us because he want to increase the rent. The increase will take effect this year and we refused to sign the new agreement. I checked back our previous contract but it does not say until when our previous contract runs. It only states that we cannot move out within the first six months of our stay and we've been here for more than a year already. My question is do we still need to comply with his conditions on the first contract? Is the contract still valid since he wants to renew it? We chose to move out rather than agreeing with the increase but now it seems he's threatening us to sign after we informed him of our decision. Thanks in advance!

Hi Mr. John,

I can understand your concerns on this matter. All tenancy agreements should have a valid contractual lease period stating when does the lease commence and expire. Since you have fulfilled all the conditions of the previous Tenancy Agreement and it is already past the contracted tenancy period, you should be free to explore all other housing options.

Were you working with a realtor when you took up this agreement? It appears unlikely as this issue would have been avoided. He/she would have protected your interests and draft up a tenancy agreement where everything is spelt out clearly, and be a point of contact for support.

Afternoon John,

As per all TA, there will be an indication of rental period. The minimum stay of 6 months or a year would be applicable for diplomatic clause. Why do you revert back to the agent who have assisted you on the TA initially?
