Hi,

DIY is possible but its not worth the hassle and will take a longer time to secure a good tenant. Each month of vacancy is loss of rental and opportunity cost. Thanks and hope to value-add to your plans.

Hi Dr, nope it is not required by law and in fact you could do it all by yourself by drafting a simple Tenancy Agreement. But my question to you will be how are you going to find the right tenant? And also, when dispute arises, do you have the time to handle especially difficult tenant and do you know what is your legal right as a landlord?

And if you do not have an answer to all these, I would strongly suggest that you appoint an agent to assist you further. Hope what I have written does make some sense to you. Pls feel free to let me know if you need any assistance.

Dear Dr Xing,

To follow up with my response yesterday, I disagree with what many of my fellow professionals have indicated that it is a hassle to manage the sourcing of tenant on your own since it is up to individual's schedule and commitment to carry out the transaction. If you are efficient and capable of carrying out the entire transaction, it is definitely worthwhile the time and effort on top of savings from the commission payable, however, no one knows when there will be situation that arises before, during or after the tenancy that requires experience to manage and handle, where an experienced salesperson will come in beneficial. That is on top of my concern for you that you are unsure of whether can you even carry out this process on your own.
