You maybe able to fetch a higher quantum in return should you rent out each room by itself, subjective to its configuration of the room itself. The setback will be who is going to be responsible for the common area like living room and kitchen. Are you particular about the upkeep of the apartment to minimise any form of damages and complications during expiry of tenancy?
Renting the apartment as a whole out would minimise these inconveniences as you only have a single party to be accounted for the conditions of the apartment. It could potentially mean less vacant period during the transition as apartment condition could be potentially better when you take over the unit upon expiry of tenancy.
