Hi Guru,
I would like to rent out 2 bedroom, each with it own toilet and it comes with a small kitchen and laundry area. I am thinking of a way to maximize my rental yield. The area is about 30sqm. I wont mind do some renovation to make it nice. Can you suggest to me what kind of concept which I can do to maximized my rental. Like would it be better if I rent to individual or PR family.

Hi,

Are you staying in the unit and renting out the 2 bedrooms, or renting out the entire unit? Tenants will prefer a no landlord/owner environment, and with renting out to families, they are more likely to stay for the long-term. However, families with children might avoid units of 30sqm as they may need more space.

As to what concept to adopt, maybe we can discuss more over email if you don't mind sharing some photos? You can consider adding a furniture deck if you have a high ceiling (3m and above), and a study table directly below, this will give the tenant more space to utilize.
