I would like to know pertaining to renting out whole unit :
1) If it is 2 years lease, 1 month of deposit & 2 months of monthly rental from tenants (eg. 1 Jan 22 to 31 Dec 23). So is it that during 1 Dec 23, tenant do not need to pay for month of Dec until end 31 Dec 23. Then if everything ok, we will then return 2 months rental back to tenant?

Dear Mr Tan,

2 years lease, deposit is usually 2 month rent. Check with your agent who have brokered this transaction instead so he or she can have a better idea.

Hi Mr Tan,

In your case and if it is a 2 years lease, then tenant will be required to pay up the full 24 months of rental till the lease ended and unit handed over to you.

Hi
For 2 years lease, the deposit is usually 2 months security deposit + 1 month advanced rental to cover for 1st month rental. Normally after depositing this, tenant did not have to pay for 1st month rental but must pay for every subsequent months. Tenant still have to pay for last month rental. Normally in the tenancy agreement, it indicates that security deposit could not be used to offset any rental arrears. Only upon vacating the unit landlord is required to refund the security deposit should everything is in place. Do contact me at 93375051  for a free and non obligatory discussion on this.

Hi Mr Tan,

Rental deposit should not be used to offset the rental. Tenants should honour the contract and pay rent until the last month of their stay. By allowing the Tenants to do this, you're not protecting your own interest in the agreement.
