Hi guru, I would like to know do I need to pay 0.5 mth agent fee that I will be renting for a 1year contract for a 3 room flat because I found the agent from property guru when I came across this advertisement is he representing landlord if so why do I (tenant) need to pay commission to him as well

Hi, it depends. There are some landlords who refuse to pay any commission but still allow the agent to market their units and to collect their commission from the tenant instead. So you could always do your due diligence by checking with the landlord and if it is true, you could choose to pay this agent or bypass it and to look at other units. Just for your info too, an agent cannot collect commission from both parties namely the landlord and the tenant as it is deem as a very serious offence.
