The moment a tenancy agreement is signed, it is likely to get complicated if opposite party is to persue the full implications for violation or termination of the agreement. I am puzzled that a tenancy agreement has been entered into without any security deposit being paid. Perhaps you should try speaking to the landlord on this issue and hopefully both of you are able to agree upon something.
