Hi Guru,

I have a fully paid HDB worth S$ 500K and S$300k cash on hand. Like to know what is the best way to invest.

I'm currently looking at 2 options:-

Option 1: Just sell the HDB and invest in 2 condo (1 for self-living and another for passive income)?

Option 2: Just buy a second property for passive income. (But I would need to pay additional 7% ABSD. How possible is it to decouple my HDB ownership?)

Hi,

Firstly, you must meet your HDB MOP before you can purchase a 2nd property.

If you go for option 1, buy 2 condos, it could be challenging and restrictive due to the loan restrictions and additional stamp duties involved. It could also be potentially taxing to service 2 concurrent loans.

Option 2 seems more comfortable and if you seek this option, given that your 1st housing loan is fully paid down, you are able to stretch till max 80% of bank loan for 2nd property.

However, as you mentioned, you are liable for 7% ABSD and if you are using CPF for your 2nd property, you need to set aside 77.5K for minimum sum before you can use any excess CPF monies for housing.

For decoupling option, it depends on case by case basis. May I have more details before I can share more with you? Thanks and hope to have the opportunity to understand your housing requirements further so to value-add further. Will be glad some value-buys I have on hand. Thanks.
