Recent rental transactions ranged from $2000 to $3000. It boils down to floor level, facing, house condition, renovation and furnishing options etc.

Recent sale transactions ranged from $305k to $375k. It boils down to floor level, facing, house condition and renovation etc. These transactions were concluded before the recent cooling measures tho.

Are you the first owner of the property or did you purchase the unit within the past 5-10 years and have carried out extensive renovations to the property?

Given the age of the property, price disparity is huge as 1st time home owners who have not upkeep the conditions of the apartment will naturally sell lower than the recently renovated units which explains the difference in terms of the recent transacted prices for both rental and resale market. For resale market, another factor that comes into consideration will also be the ethnic ratio quota, which I am aware that non-Chinese sellers will be unable to sell to Chinese buyers.

I will conduct a thorough analysis to look into who the competitors in the estate are, as far as possible understand more about the strengths and unique selling points of your apartment over your competitors in order to establish a target price, and you can decide if this is something that is feasible in your current position.
