As you are taking HDB loan and using HDB lawyer, they will keep about 2 to 3% of your CPF OA to fund the buyer's stamp duty, legal fees etc. As a first time buyer of a SC/ SPR household, both of you will be eligible for $20k housing grant if your combined income is up to $10k. So in fact your cash outlay will be: 1) $5k COV 2) Valuation report $200+ 3) Resale submission $80 4) 1% of purchase plus 7% GST as agent commission. Total cash outlay should be about $9k.
