Hi Guru, Both myself and my wife are planning to buy a HDB resale flat. We are not too sure if we are qualified to buy. This year is the third years of our PR. We are both Malaysian. We have couple of questions to ask: a) We are interested in one of the resale flat located in Woodlands from your website. Selling price - $410,000. Could you advise what is the downpayment that we need to pay? b) Can we use our CPF as our downpayment? c) What other costs / fee do we need to pay? d) Any other rules that we need to take note? Good evening James! Once both of you have fulfilled the 3 years SPR term, you guys will be eligible to purchase a resale HDB under public scheme. Any idea when will be the later date of both of your SPR term? Btw do take note that if both of you are able to obtain a 80% bank loan, the remaining 20% will be the initial downpayment for the purchase. This 20% will make up of 5% cash and 15% CPF OA funds (cash if shortfall), cannot entirely CPF OA funds. Other fees will be estimated 3% buyer's stamp duty, 5% additional buyer's stamp duty as SPR household, valuation fee, resale HDB submission fee, legal fees, stamp duty for mortgage, agent's commission (1% of purchase price plus 7% GST) etc. If you need any assistance with your property purchase, feel free to contact me. Evening James, Being SPR for 3 years, you can purchase resale HDB unit using bank loan. With good credit and income record, you should be able to obtain 80% loan. Balance 20% downpayment of 5% cash and 15% CPF will be payable. You will also be liable for 5% ABSD, 3% standard stamp duty and around $3k for legal fee. Hi James, As you are both PR, you will probably be using bank loans. Do take note that Bank Loans is only 80% of the Valuation. The balance 20% will be 5% cash and 15% from your CPF Ordinary account(OA). If your OA doesn't have the sufficient amount, You will be required to top up cash.
