Hi Guru, 1) If I have discharged my name from my present private property. Can I buy a hdb from the open market immediately ?
2) if my daughter is getting a proximity grant from my present address. what will happen if I discharge my name ?

Good morning Mrs. Goh,

Yes you can purchase resale hdb from the open market immediately. For the proximity housing grant, both you and your daughter are required to stay in your respective properties for 5 years as it is one of the stipulated hdb requirement, otherwise the grant has to be refunded with interest.

Hi Mrs Shirley,

1) You shall be able to purchase a resale HDB from open market provided you meet HDB eligibility criteria.
2) Proximity grant is meant for parents and children to stay within a distance (4km radius) or within the same town. Thus you may still discharge from current property but your next purchase will have to meet the requirement of within 4km or same town.
Otherwise, the grant may recall with interest.

Hi Shirley,

When you mean "discharge your name from your private property", do you mean you transfer the shares to your Husband?

If so, I'm sorry to inform you that even if you're allowed to purchase a HDB resale flat, your Husband will have to be named the "essential occupier" to that flat. And he will have to dispose off all interests in the private property latest within 6 months of the HDB flat completion.

With regards to PHG, if your daughter has already gotten the PHG for her HDB purchase, you will not be able to move out from your current premises. Doing so, she will be required to repay back the PHG plus interests.

By the way care to share what do you meant by discharged your name from your current existing private property?

Decouple (Part share) or sell existing private property?

Do share more with me so I will be in a better position to advise you further.

But do take note in order to purchase a resale HDB, you must be eligible under HDB eligibility schemes.

If you are single, you can buy as a single singaporean but if you are married, you will have to form a family nucleus with your hubby.

Secondly HDB might claw back the proximity housing grant given to your daughter if you have your name removed from existing HDB. But having say that, HDB might allow you to shift 4km from or in the same town as her place. It will be best to check with the HDB branch office that is/ will be in charge of her HDB purchase.
