Hi for resale condo is it a must to take loan 75%?
What if we still balance in cpf can we use 90% or 100% and take a lower loan amount from bank?

Now still got 700k resale 1 bedded or 2 bedded?

Can let me know if 700k how much cash we need to come out?

Hi,

As long as the property you purchase is able to last you until 95 years old, and you are below 55 years old, you can use the full CPF OA to cover the purchase price for the resale condo.

Yes 1 & 2 bedder typically $900k and below are older condos. May I know which location you are looking at? Minimum 5% cash required, if the stamp duties approx 3% & balance 20% down payment covered by cpf and 75% by loan.

75% is the maximum loan you can take, it is not a must.

For 700K you need about 28% cash (25% downpayment, est 3% stamp duty and legal fee) so around 196K

You need not take up full 75% loan if you have existing funds to finance the property. The minimal cash outlay will be 5% of the purchase. Currently there is likely only 1 bedroom resale unit available for consideration if you are looking at $700k and the minimal cash outlay will be $35,000. Stamp duty and legal fees is estimated to be at around $158,100 which can be paid in cash/CPF.
