Personally, I do not relay on the X-value for computation on required financing for my clients, be it buyer or seller. I have also handled cases where the past transaction average happens to be lower than the actual valuation. I would deem that your agent should be able to provide you with the assistance you required.

Hi Sir/Mdm,

X value may not give an accurate estimation of the valuation as in some estates or clusters where transactions are limited, the resultant x value may be skewed.

You should instead consult your agent to deduce a more accurate valuation. If you feel that the valuation is too low, you may submit an appeal as well.
