We will need to examine the tenancy agreement further before we can answer, however in most circumstances, it does not apply to aircon since there is a maintenance clause for the aircon to be serviced every quarter.

It is best we look at what was inked in the Tenancy Agreement, typically minor repairs up to an amount around $150 is borne by tenant if the white goods have been passed to you in working condition. Thanks and hope it clarifies.
