Hi, being a divorced and matrimonial condo is putting up for sale now. If I were to buy my own condo and needed to pay 3+7% stamp duty, would I be able to claim the 7% stamp duty back later when the matrimonial home is sold?

Hi,

Sorry to hear about your situation. Ideally its better to dispose of the current condo first before the purchase, as it takes a longer time to secure a buyer and also the ABSD refund is not a guarantee.

You will not be eligible for the ABSD refund if you purchase the condo under your sole name. Refund is only possible if you purchase it as a matrimonial home.

A better option is to secure a buyer for the current condo first before putting a deposit on the condo that you wish to purchase.

Hi,

I would strongly suggest you sell off your matrimonial home first, before purchasing.

Reason is simple, to avoid paying the ABSD. Because if you purchase first under your single name, you will be liable for 7% ABSD (assuming Singaporean). This ABSD is not refundable as you did not buy under joint-name as a matrimonial home.

Good evening buyer,

You wont be eligible for ABSD refund as you wont purchased it as married couple.

Thus it will be best that you sell off your current unit (issue OTP but best its when buyers exercise OTP) first before you commit on your next unit.
