Hi,
As I am soon moving to Singapore as an expat for serval years, therefore I am looking for an apartment to rent for min. 2 years etc. however, I have no idea how rental agreement/contract are formed. i.e.:
- How much do you usually pay in diposet (nothing, 1, 2, or 3 months?).
- What are the consequenses, if I have to leave the rent before the minimum agreed
rental period,
- Internet, electricity, and water, is such included or added to the rent monthly?

I am sorry, if those questions seems silly, but I really can't find any discription of such when brosing for them.

Good morning Morten,

Welcome to Singapore soon.

If you wish to make an offer for an unit you are interested in, you need to put up your offer, requests and give a month's rental as good faith deposit (will become advance rental for the 1st month once your letter of intent (LOI) is accepted by landlord).

Some clauses you can take note of as a tenant:
- Usually there will be diplomatic clause for foreigner like you who signed minimum 2 years contract. Which means if you are required to relocate out of Singapore be it change of work location etc, you can activate it upon fulfilment of first 12 months stay, there wont be any penalty. So you have to ensure you have such clause. If not will be private settlement with landlord.

Pay security deposit according to the number of lease you rent upon signing of tenancy agreement (TA).

1 year lease - 1 month rental
2 years lease - 2 months rental
3 years lease - 3 months rental etc.

Stamp duty for lease is payable by tenant too.

You have to go through an inventory list during handover (move in date) to make sure everything is accounted for in the unit.

Utilities bill is usually NOT included in rental. You will have to bear in on monthly basis. If you wish to have cable tv services like singtel, starhub etc, they are on your own cost as well.
