Hi am looking buy our first matrimonial home with my husband . We wanted to know is it better choice to buy a 2 leasehold 2 bedder near MRT like jadescape , colonial or Woodleigh R or a resale 2 bedder freehold condo within 600m from Mrt at 10-15 years old and larger ( 800sqft). We do plan to have kids and probably will upgrade to a 3 bedder eventually . - Von

Good afternoon,

It does look like the next property purchase is probably a 5 to 8 year stay and you will be upgrading to a bigger space thereafter? In this asset progression scenario, it may be better to go for a property which allows you to capitalize on some potential gains as more developments materialize in the project's locality to allow you to exit at a higher price for the next property purchase.

The new launch options mentioned are conveniently located with their amenities and transport connections within 2 to 3 mins, and not far from central which are attributes that will always be in demand. But it would be ideal if I could know which freehold project you are referring to so to make better assessment based on your requirements.

At this stage of your life, while you both are still young, it will be better for you to purchase a newer condo so that you may be able to enjoy the full capital appreciation a few years down the road when you wish to upgrade to a bigger space when the family grow.

Out of curiousity, why are the 3 new launch project in your shortlist over the rest of the new launch projects? They are not the cheapest in terms of price range and location wise, they are also quite diversified. In addition to these 3 new launch projects you have identified, which is the resale freehold project that has caught your eye? It will be appropriate to look into the dynamics and potential before we are able to provide any accurate opinion.

Have you already visited the showflats or run through the virtual tours for these projects as well as viewed the resale unit physically? I just wish to highlight that not all new launch projects will appreciate in their value, as I have personally witnessed a handful of projects that owners are selling at losses.

After going through your post, I feel we need to strike a balance between Space and Resellability. As for freehold or leasehold, it really isn’t too big an issue. Today if we commit to a house and if it is too old, the price preservation factor might not be there, which is very important in choosing a project to purchase. You did also mentioned that your hubby and yourself will be planning for kids and will eventually upgrade to a bigger property so when are we planning for that to happen will also affect our plans.

What I can suggest is that we can actually meet up for a chat and discuss your plans so that we can better advise you. No worries on the meetup as there are no obligations at all. My partner who is also my wife, will also be around and we can help the both of you to do a detailed financial calculations first and we will send the calculations to you after the meetup. If you do a search online, you will find many articles about resale vs new launch. Each have their own plus points so it really boil down to what is your plan?

First and foremost, what is more important to me is when you plan to move in? If you looking to move in now, then resale will be the better option for you. Thereafter, when do you plan to have kids?
There are so much factors to consider before you decide on what is the best for you. If you are looking for near MRT, there are actually many projects which are near MRT and at a better price.

Thus, it will be good if we can discuss further on your plan.
