Hi there, thanks for writing to us on AskGuru.

An HDB flat cannot be sold with tenancy if you intend to sell it.

You can sell your flat in the open market.

For a divorce case, if the divorced owners wish to sell their flat in the open market, they must have completed their MOP for the flat, as at the date of divorce completion. If the divorce is within the MOP and none of the owners are eligible to retain the flat, the flat owners may have to return the flat to HDB, subject to HDB's approval. The compensation for the return of flat will be determined by HDB.

Hope this answers your question.

Best Regards,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, yes you could still rent it out if you have the intention to sell. However, once the sale of the HDB flat has been completed, the tenant will have to vacate the flat as well.

YT Tan (陈永达)
Good morning f,

You can rent out your whole unit if you have fulfilled the 5 years MOP and your household has at least one Singaporean.

Usually owners will put their unit up for sale in the open market instead of selling back to HDB (rare cases).

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

You will be able to rent out the entire HDB flat is you're Singapore Citizen, and have met the 5-year MOP of the flat.

If you're intending to sell the flat, I would advise you not to rent it out. This is because by renting it out, you may not get a favorable selling price as compared to engaging a professional to upsell the flat.

HDB is unlikely to purchase back your flat, unless there is special circumstances for them to do that. They will usually advise you to sell it in the open market.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305. I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

1) Only an SC family is allowed to rent out the whole HDB flat upon MOP.
2) SPR family only allowed to rent out rooms.
3) All HDB flats are allowed to be put up to sell in the open market upon meeting MOP.
4) For those who sell back to the HDB will be ready for a monetary loss of at least 20% from the market, it could be even lesser though.
5) The HDB will encourage owners to sell in the open markets rather than to them. The HDB will have more problems buying them back.
6) If your flat is under MOP, you may put up an appeal to the HDB to allow you to sell in the open market:

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636, or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
