Hi All, We are moving to Singapore in next few days and need to understand the brokerage charges to be paid for renting property. We have heard that standard brokerage to be paid by tenant is only when property rental is less than 3K. If the property rental is more than 3K then brokerage is paid by landlord. Request your help to understand it? Additionally, we have also heard that brokerage is generally negotiable and can be negotiated down. Please advice

Hi, though it is a standard norm for tenant to pay commission if rental is less than 3k, there are many who does not charged their tenant for that and would rather share their commission with the landlord agent. So there isn't any hard and fast ruling for that.

Morning,

I'm afraid your information might not be correct. Irregardless of the rental pricing, the tenant/s would have to pay their agent commission based on the rental rate against the period of lease.

Do contact me further if you require my assistance.

Hi there!

Perhaps you could drop me an email with your requirements for a unit. I have many units islandwide that are directly from landlord so you won't have to pay any brokerage charges.

Hope to hear from you soon. Thanks!

YT Tan (陈永达)
Good afternoon tenant,

I believe the information you gathered is incorrect. Tenants will have to pay their representative in regardless of the rental amount. But if you decide to approach the landlord's agent directly, there wont be any commission payable. But do take note that landlord's agent will be protecting their own client's interest rather than yours.

Nevertheless if you need any assistance or advice in your property rental, feel free to contact me.

Warmest Regards,
