Hi all, this is a follow up question from what I asked about new launch vs resale.

My wife and I have decided to go for new launch. We have shortlisted these two project below:

1) Normanton Park
2) Dairy Farm Residence

We will be staying for about 5 to 10 years before we sell to fund our retirement.

Therefore, my question is, which of these project will be easier to exit? Also which of these project would have a better appreciation?

May I know the number of rooms you are looking at? Happy to share more on the pros & cons of both projects so you can make an informed decision, tailored to your objectives. It would be easier to value-add with more details offline.

A five to ten year horizon is a good timeline to work with, with holding power, the capital appreciation should have sufficient time to materialize.

These are 2 distinctively different projects, at different locations, with relative price disparity to speak about. Normanton Park is largely a mega project while Dairy Farm Residences is a mixed development on a smaller scale. I'd reckon that each project will appeal to different group of buyers looking out for different environment.

Personally, I guess since you have shortlisted these projects, both locations should be within good considerations for you therefore the next thing will be the non-tangible aspects like childcare, extended family and convenience to work that can largely make a difference to the lifestyle you have.

In my personal capacity, I will likely go for Dairy Farm Residences since it is a mixed development, where I value the convenience it brings, while it is situated in a more residential enclave, plus an international school nearby to provide potential tenant pool in the event I decide to move out.

Hi Ed,

Below are only my humble personal views for your consideration.

1) Normanton Park:
(a) is a nice and serene condo. This is great for retirement, and people who don't get out from the premises much.
(b) This is located in RCR, the appreciation value for RCR is better to compare to OCR.
(c) Public transportation is a concern in this area.
(d) No primary schools within a 1 km radius
(e) Amenities is almost non-existing

2) Dairy Farm residences
(a) is a mixed development, Amenities is readily available with just a button-down.
(b) Public transport is nearer although almost equivalent to Normanton Park, but around 300m nearer.
(c) Bt Panjang Primary Schoo; and CHIJ are within a 1km radius.
(d) International School is right beside, ideal for selling to foreigners. An additional group of buyers is critical for the existing plan.

There are 3 main factors to determine the current value by assessing the connectivity, amenities, and schools. These are also the main factors that future buyers are looking for.
You also have to see whether there is any growth potential on the project. Although both look similar at the first glance, however, if you look carefully you will notice that although both have residential sites that are not developed, dairy farm nearby plots already demarcated by URA, whereas Normanton park still 1 big plot.
Meaning to say detailed planning is not out yet for the Normanton area, since your plan is selling in the next 5 to 10 years, you have to see whether there is any possibility of any development in the near future. Without any possibility of developing the neighboring area is not helpful to the appreciation.

As this will be for your own stay, it would be good if I can further understand your family profile before I can give you a better recommendation.

Some of the things which may affect your decision making:
1) How old are both of you?
2) Do you have any children, if yes, how old are they? Schooling?
3) Where is your work location? Do you drive to work or take public transport?
