Hi all,
Me and my wife own a BTO HDB that just pass 5 years MOP, currently still serving the loan with HDB... still have at about 50-60k to go after capital partial repayment.
Currently have about 100k cash in hand, intent to invest in private condo, is it variable for us to consider ?

Hi,

If you were to purchase a 2nd property based on current situation, ABSD of 7% applies and next loan will only be max 50%. CPF usage will also be restricted. I believe your BTO has enjoyed substantial appreciation, you may want to consider what similar clients have done, which is namely selling your BTO and cashing out and purchasing under your individual names 2 different private properties. For some of them its worthwhile to pursue this option of portfolio restructuring as it helps them to meet their retirement objectives while not compromising their lifestyle needs. Dear sir/madam,

The investment property if it is a residential property, will require you to set aside 7% of cash as ABSD, therefore considering the cheaper range of private property you can purchase at $600k, your cash required for ABSD will be $42,000, meaning you have only $58,000 for initial downpayment (without considering the legal fees and miscellaneous fees involved). Assuming this investment property allows you a rental return of $2000 per month, you are looking at 21 months of rental return before earning back the ABSD, not forgetting to mention you still have maintenance fees each month to fulfill and also set aside some additional cash to attend to any repairs required for the apartment. All in all, we are probably looking at 23-24months worth of rental before recovering your ABSD and start earning the rental income.
