The investment property if it is a residential property, will require you to set aside 7% of cash as ABSD, therefore considering the cheaper range of private property you can purchase at $600k, your cash required for ABSD will be $42,000, meaning you have only $58,000 for initial downpayment (without considering the legal fees and miscellaneous fees involved). Assuming this investment property allows you a rental return of $2000 per month, you are looking at 21 months of rental return before earning back the ABSD, not forgetting to mention you still have maintenance fees each month to fulfill and also set aside some additional cash to attend to any repairs required for the apartment. All in all, we are probably looking at 23-24months worth of rental before recovering your ABSD and start earning the rental income.
