Hi All,

I'm based in Thailand but interested in investing in Singapore for income. I have an international account with Citibank Singapore and they offer loans. I have about 100k SGD for the down payment. Can anyone please help clarify the following points:

1) Whats the minimum % needed for the downpayment

2) Depending on the answer of qustion 1, is it worth investing in Singapore for something cheap that will take some of my time

3) How easy is to find a managment company to take care of rental, tenats payments, advertisement, etc. What are the usual costs of this?

The usual costs ( cash component ) are :

20% or 30% ( considering the bank would fund 80% or 70% of the principal amount)

Stampt duty of 3% plus additional of 10% for foreigners.

1) For first time mortgage loan applicant, 20% downpayment, 80% possible on loan subject to bank's approval.
Factor in Buyer's Stamp Duty (3% + 10%)

2) Certainly Singapore is a great investment option in current times. As you are an expat in BKK, you may have privy info to the various options in Asia and Singapore has always come up as amongst many preferred choices.

You could invest in residential and rent out for rental income. Location. Type of project. Developer. MRT/transport. Special attributes are good factors to consider in selecting.

You could invest in commercial properties for high rental yields. In Singapore, commercial properties do not come with ABSD, SSD etc in current market timing.

3) It is. In Singapore, there are good options and costs will depend on what you require of them - their T&C applies

Hope this clarify. I have several options - depending on your preferences (residential/commercial, location, types, developer, transport, special requirements, target tenants etc ).
