I am a PR, if buy a condo and put one of my parent which is a foreigner as a co-owner is it possible? The ABSD will be 5% or 60%?

any differences if the parent already have LTVP instead of the foreigner status

Hi,

If you buy jointly with a foreign parent (even with LTVP), the ABSD will be 60%, not 5% — because the higher rate applies.

Hi,

1) Yes, there are no restrictions to residential status when come to owning a non-landed private property.
2) You will be subject to a 60% when adding in a foreigner co-owner.
3) A person with a LTVP is still considered a foreigner.

Hi Sir/Mdm,

When you purchase together with your parent, the higher rate of 60% even if your parents has LTVP. Therefore it is advisable to purchase under your sole name to avoid paying the higher tier ABSD.

Hi

If your foreigner parents name were added as co-owner, the ABSD will be 60%, as the higher rate will be the one applicable. If on your sole name purchase, only 5% ABSD is applicable as first property. No differences be it LTVP or non LTVP, both are considered foreigner status.

Hi! Yes, as a Singapore PR, you can buy a condo with a foreigner parent as co-owner, but the ABSD rate will be based on the highest applicable tier. Since one of the buyers is a foreigner, the ABSD will be 60%, not 5%.

If your parent holds a LTVP or LTVP+, unfortunately it doesn’t lower the ABSD—only spouses with LTVP+ may qualify for ABSD remission, and even then, certain conditions apply (like applying under the Spouse Scheme).
