For new EC bought from developer, it is semi-privatized after 5 years (can sell to SC & PR) and fully privatized after 10 years (can sell to all including foreigners). Do note that ABSD of 5% applies for your case.

Hi Sir/Mdm,

You will be eligible to purchase a resale Executive Condo or any private condos. However, do note that there is a 5% Additional Buyer Stamp Duty (ABSD) which is payable. The 5% is based on the purchase price of the property. This is on top of the normal stamp duty of about 3%.

As an SPR, you can buy a resale EC (>5 years from TOP); after 10 years it would just be a normal private condominium.

Good morning,

As SPR,you are eligible to purchase resale EC that's more than 5 years. However, due to stamp duty issues, it would only be advisable for you to sell after the fourth year from key collection date. This would mean that if you are looking at selling it later in the years, looking at EC that around 6 to 7 years old should be ideal.
