Hi Agents, I would like to rent my whole 4 rm unit in compassvale bow. Stayed here almost 9 yrs. Interested to rent it to corporate organization for 2 years.I would like to ask upfront of min 6 mths. Tenant to pay own utilies bill.And how much can my 4 rm bto flat rental can get?Thank you.

If you are only considering corporate leases, you may wish to reconsider this requirement with your family as out of the tenancy which I have transacted within the past 13 months, less than 10% are corporate leases. I believe most companies now practise giving out allowance to their employees to search for their own preferred apartments instead of pre-fixing apartments for their employees which they may not feel comfortable. A 4room flat unit in your area with basic furnishings and aircon and fair conditions will probably give you a return of $2200 and if conditions and furnishings provided are superior, the price can go up further.

Compassvale Bow will be one of the sought after location as it is near the MRT Station, yet it is not as crowded as Sengkang MRT, yet with good amenities nearby like supermarket, banks and school.

Good evening landlord,

You should be to fetch around $2300 to $2500 for your unit but it will still depends on other factors like house condition, floor level, facing, furnishing options etc.

Btw nowadays it will be pretty hard to get corporate tenants but to ensure you have qualified tenants, it will be your professional real estate salesperson's job to first qualify them before showing them the unit.

As for security deposit and advance rental, it will normally be based on the duration of lease. If its 1 year lease, it will be 1 month's rental respectively.
