Hi Agents,

I have few questions.

1) If my house next year March 2018 is 5 years MOP must I pay SSD? As at Iras website stated if more than 4 years no SSD Payable.

2) If I want to buy a unit, I don't have agent I search by myself looking for unit that sell at Propertyguru as buyer don't need to pay agent fee right unless I co-broke right?

Hi,

No SSD is payable as its held more than 4 years. For the upgrade it will be good to engage an agent to work out on both sale and buy transactions and coordinate the timelines so you have a smooth transition. I am also able to share latest transactions around the area and their estimated valuation for comparison and negotiating a good price. The value you get outweighs the fees involved. DIY purchase and upgrade is not as straightforward and you might end up with more hassle and stress than expected.

Hi,

SSD does not apply for most HDB transactions as the owner would have to meet the 5-year MOP before selling. SSD will only apply if it is a special case where the HDB needs to be sold less than 3 years after it was bought.

I think you are confused with all the rulings in the market. It would be wise for you to speak to a real estate professional to understand more before committing to any purchase.

Good evening,

Usually HDB owners will not be subject to SSD because they can only sell after 5 years MOP unless unforeseen circumstances like divorce etc.

And of course, you can choose to DIY your purchase but if you are unfamiliar with the rules and regulations, it might be better to engage a professional. Just my two cents opinion.
