With your combined income of $8k, you guys should be able to loan up to $1.47m provided you dont have any debts like car loan, credit cards etc.

With finances around $330k, you should be able to afford a property that's around $1.45m if both of you are Singaporean and this is your first property.

Both of you are armed with healthy income and finances on hand, you will be able to purchase a 3 beds in tampines or simei.

Hi,

(1) I assume you are both SC since this is not clearly spelled. With the data provided, you are quite safe for a property around $1.2M.

The breakdown of costs of the purchase ($1.2M) are as follow:
(a) OTP (deposit + exercise) (5%) = $ 60,000
(b) Downpayment (15%) = $180,000 (can be pay by CPF if there are sufficient fund)
(c) Buyer Stamp duty; BSD (~3%) = $ 30,600 (can be pay by CPF if there are sufficient fund)
(d) Legal fee = $ 2k~4k
(e) Mortgage stamp duty = $ 500

Total cash needed = $92k~94k + $30K (to top up the downpayment)
Total CPF needed = $150k

Your max loan amount is around $960k, assuming both of you do not have other financial commitment.
Thus the first thing you ought to do is to ensure you are not over commit from your new purchase.

(2) Yes, you are able to find a 3 bedroom condo in Simei, Tampines & Pasir Ris with this budget.

From the information given, you should be able to afford a 3 bedder condominium in Simei or Tampines

The next thing you may want to do is to get an AIP from the bank. If you need a banker referral, you may write to gavin@orangetee.com. We can also do a Pro-forma financial Statement and share with you the timeline and transaction process.

Hi,

Yes it looks feasible based on the inputs shared. I make some assumptions here, that you do not own any property at the moment, and based on a 26 year loan (65 - your average age of 39) without any monthly major loan installments such as car or credit cards, and TDSR of 60%, you should be able to loan up to approx 980k. Coupled with the cash+OA on hand, its not difficult to find a 3 bedroom condo in Simei or Tampines. The price can range from 800k - 1.1m, depending on age of project, size and location.

But then again, more importantly what is considered a comfortable monthly mortgage for your family while maintaining the current quality of life? It is a big ticket purchase, and if its convenient I be happy to meet up to do a thorough detailed financial plan and timeline planning to understand your requirements further.
