Helping a friend to rent out his 4+1 apartment in Telok Kurau, asking from 3.5k is it possible ? Could any agent market it,though not paying commission from our side,can collect from your tenant ?

Afternoon,

Under the CEA regulation, as we are representing the landlord, for the rental, we are not allow to collect rental from tenant. By doing so, even with the landlord's permission, is considered as breaching the Estate Agent Act 2010.

Good point raised by Mike. Pardon me for being blunt but since your friend can afford to buy a private property in D15 and will be earning income from the rental, why is it that he/she is unwilling to pay agent's commission which amounts to less than 10% of the rental income. On the other hand, tenants are paying rental out from their own pocket and we are expected to collect from the tenants for this transaction.

If this is a HDB rental, I may understand that some owners maybe hard up to even cough up $500 for commission.

My advise is that since commission is not payable by owner, he/she can market at own cost for tenants and carry out all the necessary paperworks.

To sum it up, I have always believe that there is no free lunch. Sorry once again for my bluntness.
